Developer plans to demo 1920 Whitley Ave., not only an original circa 1920 house of the original Whitley Heights Ocean View Tract Development, in the original Whitley Heights Historic District, along with Hollywood Heritage's TEN other, identified 'Historic Contributors' ... ...but due to the steep hill and potential 'adverse impacts on health and safety' there are zones prohibiting excessive height and density such as: High Fire Severity Zone, Alquist Priolo Zone(EQ fault line), Hillside Zone, Special Grading Zone, etc., allowing no more than a 35% density bonus... However, through the new TOC development process, this project has requested, and the city is allowing, a 70% density bonus..plus a roof top deck.

Whitley Ave. above Franklin is mostly four story historic buildings..from the 1920's and 30's..this project is asking for 67 feet height..


To put that into perspective..Councilmember Ryu supported scaling down the Caliber Collision site Hotel on Wilcox Ave. to 48 feet..a much higher usage zoned street than residential Whitley Ave.

It may be too late to save 1920 Whitley Ave., however, Councilmember Ryu could urge the developer to consider Hollywood Heritage's 'Alternative to Demolition Plan' which he ignored, building his project on the ample space behind the historic building as other developers in the area have done.


Councilman Ryu also could support slowing this down, perhaps an ICO..Interim Control Ordinance.. to stop demo until further analysis...

Appeals are due Sept. 4th after the long week-end and news just hit about this project. This is very rushed. Our neighborhood deserves better.

He should support scaling it down.... 67 feet is ridiculous on Whitley Ave., not to mention dangerous, in a residential, High Fire Severity, Alquist Priolo, Hillside, Special Grading Zone.


The roof top deck in a residential community, if granted, the community will wind up with them on every new residential project in our neighborhood, in addition to all the cumulative sounds now from the ones already up and running on the hotels and 17 more hotels are proposed for the area..and they all will have roof top (entertainment venues) decks.

There are many other 'requests' 'variances' and problems, and unfortunately there has been absolutely no community outreach or input whatsoever, since the developer refused to return to HHWNC Area 3 Committee to continue working with the community through the NC process to come up with a project more respectful of the area, more in scale and character with the area....


This also could cause a domino effect, and other Whitley Ave. buildings could be lost to more over development.

Community engagement should have been demanded by CD4....not that many residents did not reach out to CD4, for months after this was first presented, but it was in vain.

We need CD4's attention now...and Councilmember Ryu's help ....


This is a 'historic district' about to be lost to over development, and faux generic Manhattan type buildings..as we are witnessing all over now....but on Whitley Ave.?

Whitley Ave. is an 'HPOZ Adjacent' Avenue, only three or four buildings are NOT 'historic contributors'..

It is the main entryway into one of the most historic and oldest HPOZs in the city.

It's not Manhattan...

It's not 'Downtown Hollywood'...

There should be some effort from CD4 to work with Hollywood Heritage, the Neighborhood Council, the caring, invested members of the communities, to protect the historic buildings, retain the historic neighborhood's Hollywood character and to protect a thriving, historic neighborhood, which sadly, if we don't speak up now, could all be lost forever.
