SB 50 Town Hall...SB 50 Action Alert information...
So much helpful, eye opening information was shared at the SB 50 Town Hall the other night. Great guest speakers, including Councilmember Koretz.. Huge turnout from a variety of communities, neighborhood councils and HPOZs. Here's the link to a very good town hall report, with photo, from PreserveLA... You can call more than once and it doesn't have to be during office hours as they all have voicemail and you can leave messages voicing your opposition. Call their District Offices too, as staff members there are sometimes more familiar with their areas than Sacramento staff members.

Some points made by Town Hall Guest Speakers: -SB 50 wants to over densify every neighborhood in Southern California. L.A. is the #1 most dense area in the country. NYC is #4 -Wiener and his Yimby followers 'spin' is that 'wealthy, entitled, racist, single family homeowners' are wasting space and these neighborhoods are 'immoral', and must go, and be replaced with state mandated SB 50 4-8 story (unaffordable) projects. The reality in Los Angles is that many single family neighborhoods are very working class. They are as diverse as the city itself. And they will be the first neighborhoods razed and will cause massive displacement and gentrification.
This is already happening in many areas in L.A. as the city densifies, and tears down working class residential single family communities. SB50 will be worse. -SB 50 won't help the affordability crisis (see Michael Storper, UCLA .. Planning Report interview below) -Upzoning is a commodity equal to GOLD..IT DRIVES LAND COSTS UP... (Capital City: Gentrification and the Rise of the Real Estate State.....Sam Stein..suggested reading below). Upzoning increases land value. Nothing affordable will ever be built again wherever they upzone for SB 50 projects. This is why 55 affordable housing advocates, social justice, and equity groups of act.LA, and groups like 'Coalition for Economic Survival 'are opposed.. SB 50 will cause massive displacement and gentrification. It's not affordable housing. All data proves displacement contributes to the homeless crisis. It's a real estate/developer scam..most of Scott Wiener's campaign contributions are from developers, real estate, architect, and building trades. -Southern California is an SB 50 'target'..it will get the full effect of SB 50.. 50 counties will come under SB 50. The majority are in Southern California. It exempts nearly every (mostly wealthy) Northern Ca. county, ('political' reasons..one is represented by Wiener's SB50 cohort and supporter)...except San Francisco, Wiener's own town, which voted against SB 50, as L.A. City Council did. -Councilmember Koretz: -The most egregious thing about SB 50 is it will destroy HPOZs and historic Historic Cultural Monument buildings (HCMs) will not be protected.. Only STATE historic designations MIGHT be protected. Why do they want to get rid of protections for Historic Cultural Monument buildings and HPOZ neighborhoods? Because It's not as easy to move tenants out of HCM buildings or residents out of HPOZ communities. So there will be no more protections, and they can more easily raze these areas and build SB 50 projects in them.
If an HPOZ falls under the safe from SB 50 time frame, it doesn't matter... non contributing structures in HPOZs are fair came to be replaced with SB 50 projects. You can be living in a historic home only to be blocked by, or next door to an 8 story complex, that provides NO PARKING. -L.A. has bus stops on many corners so no area is safe. SB 50 is not just for close proximity to subway stops. It's bus stops too...half a mile, quarter mile, etc. dictates the heights of SB 50 buildings near them. SB 50 is similar to the new density bonus developer giveaways, TOCs.. already destroying neighborhoods..the difference is, some communities are suing TOCs, while SB 50 developers can sue communities that reject SB 50 projects, not the other way around.
The TOC developer density bonus giveaways destroying neighborhoods are coming from L.A Planning Dept...not Measure JJJ voters..the head is the Mayor's development Czar, and should be fired..(said a guest speaker) -The four story SB 50 building heights is a lie. State density bonus ('stacking'), will add more height and buildings will be up to 8 stories. They are going to be giving additional density bonuses and any of us can wind up with an eight story building next door to our homes in what once were single family zoned or HPOZ areas. All of that zoning will be wiped out. No more single family zoning with SB 50. Scott Wiener says single family homes are 'immoral' (We're pretty sure he grew up in one in suburban N.J.) -SB 50 projects will be EXEMPT FROM ALL PARKING (in 8 story buildings!). There will be no setbacks, no front or back space. TOD's in L.A. have proven that people are not giving up cars. They are not (nor will SB 50 be) affordable housing for car-less public transit patrons, as they had been misrepresented. Residents in them own cars. They are adding to the traffic congestion instead of eliminating it, which was the original goal. More people are buying cars and L.A. public transit ridership is lower than ever. Yet SB 50 projects can exclude parking for 8 story buildings. Imagine residents in these 8 story SB 50 buildings in your neighborhoods, driving around looking for parking. -SB 50 projects have no design review, no community, neighborhood council, local input, no set backs, provide no tree canopy, will block off our wildlife corridors, and cause potential loss of wildlife. HILLSIDE COMMUNITIES will be at the greatest risk as density bonuses/densification will be permitted in what were prohibitive HILLSIDE zones, for PUBLIC SAFETY: Very High Fire Severity Zone, Hillside Zone, Special Grading Zone, Alquist Priolo Zones, where only 30-35% density is allowed for public safety, but 70-75% density bonus will be given (like the new TOCs) This is potentially catastrophic for these communities (and also why some TOC communities have hired lawyers) if any sort of disaster hits. -Bigger projects are more costly....infrastructure, city services, etc. And WE wind up paying for the costs of SB 50 projects. WE will be paying MORE for city services, infrastructure, etc. There is nothing in SB 50 that addresses that fact. There is no science behind SB 50. -There are many developer projects now on hold here in L.A., as they are waiting for SB 50 to pass to get the additional density bonus giveaways for their projects that SB 50 will bring.
